Residents 18 years and older will be admitted to the The Residences At The Grove clubhouse. Residents under the age of 18 must be accompanied by an adult resident. Two guests allowed in the clubhouse area per apartment.
 
The Residences At The Grove is not responsible for loss of property in the clubhouse or fitness room.  The fitness room is used strictly at your own risk.  Management assumes no responsibility for injuries obtained during improper use of equipment or by use of broken/damaged equipment.
 
Please limit use to 30 minutes on the treadmills, step machine, and other equipment when others are waiting.  No "reserving" of any piece of equipment is permitted.  If problems arise, please inform the leasing office as soon as possible.
 
Computer Usage
Please remember that the time limit for using the computer is 20 minutes.  We have many residents that would like to benefit from the business center and it is unfair to everyone if one person is using it for too long.
An adult must accompany computer users under the age of 16.
 
Access System
The Residences At The Grove residents are given keys to use.  Anyone else wishing access to the building needs to be let in by the resident they are visiting.  Please do not allow anyone to follow you in the building just because they are standing in the lobby.
  
Key Instructions 
The black plastic key(s) is for use in the entry areas, the garage areas of your building, and for entry into The Residences At The Grove clubhouse.
You will find a small silver box located on the right wall of the door or directly on the door. Slide the key in, wait about 2 to 3 seconds for the light to show green and remove the key. This releases the door(s) being used and allows you to enter.  A $50.00 replacement fee is charged for a lost key.

Guests will enter through front entry ways and push button for your apartment you can talk and listen through your intercom in the apartment and choose to allow your guest to enter by holding the button long enough for them to open the door.
 
Moving In/Out Procedures and Elevator Usage 
Please contact the management office at (630) 396-7500 to reserve time for moves and furniture deliveries. 2 hours are allowed for all moves. The freight elevators are available during business hours only. When using the elevator, elevator pads must be used.  Please keep in mind that there will be a $50.00 fine if the elevator is used without the pads in place.  Please let the off know if they are not there for your use.
 
Please remember that all moving should be done only through the back door of the buildings. Moving is not permitted through the front doors at anytime.  A $100.00 fine plus any damages made to the entrances will be charged if the front door is used.
 
Luggage Carts
Luggage carts are provided by The Residences At The Grove for your convenience.  Please return all the carts to the lower level when you are finished using them.  Do not leave in hallways, lobby, or elevator.
 
Concierge Services
Make your life easier with personal services provided exclusively for you by Errand Master. Choose from many of services offered such as moving service, dry cleaning and laundry service, maid service, fitness training, carpet cleaning, Car detailing and many more.

The maintenance number is the regular office phone number (630) 396-7500. 
When calling this number, please remember to remain on the line until an operator assists you. 
You must leave your name, telephone number and address with an apartment number.
The maintenance person on duty will return your call.
The number is to be used for the following maintenance repairs listed below:

Please feel free to call the office at (630) 396-7500 for routine maintenance requests.  Service requests will be completed Monday through Friday between the hours of 9 A.M. and 4:30 P.M. After regular office hours, call (630) 396-7505 for routine maintenance requests to be left with the answering service.  Please leave all of the necessary information and the request will be submitted to the maintenance staff when the office opens.

Access to Premises 
Per your lease agreement, The Residences At The Grove reserves the right to access your apartment at all reasonable hours for any legal or lawful purpose.  It is not our policy to enter your apartment without your prior knowledge unless there is an extreme emergency concerning your apartment.
 
Cold Weather/Heating Precautions
Please keep your windows closed during cold weather except for brief periods of ventilation.  If windows remain open for even a short period of time in cold weather, the pipes in your heating unit may freeze.

Energy Conservation
Please remember to turn off lights, television, and other electrical items when not in use or when leaving your apartment. Keep any halogen lamps away from anything flammable.   If you are going to be away for an extended period of time, try to remember to turn the heating and/or air-conditioning fan on low.
 
Satellite Dishes
Satellites are permitted at The Residences At The Grove with proof of liability insurance.  Please provide a copy of your policy to the office.  Also, your satellite dish security deposit will be $100.00.  Note: You must have a southwest exposure.  See the management office for further details.
 
Garage/Remote Information 
Residents must park only in parking space assigned to them or risk being towed at owner’s expense. The garage door automatically closes once a car has passed through. There will be a $75 replacement fee if you lose your garage transmitter.
  
Towing
Parking illegally in garage or outside may result in a ticket and/or the towing of your vehicle at your expense.
 
Parking Rules and Regulations
All vehicles must have current license plates.
Cars with no plates or outdated plates will be towed at the owner’s expense.
No parking in fire lanes, no parking zones, or handicapped parking spaces (indicated by painted lines or signs).
All vehicles must be parked between the lines in the garages and on the lots.  No parking in front of the garage at any time.
No blocking dumpsters.
No blocking other vehicles.
No inoperative vehicles in the garage(s) or on the lots.
Emergency repairs only (tire changing) permitted in the garage and on the lots.
No parking in disabled spaces without proper identification.
No washing of vehicles is allowed on The Residences At The Grove property.
Connecting hoses to building faucets is strictly forbidden.
 
To report any illegally parked vehicles, please call the management office at (630) 396-7500 and we will take necessary corrective actions.
  
Bike Storage Area
The bike storage areas are located in the garage area.  All bikes must be placed in this area and not brought through the lobby area.  Bicycles are not to be stored on patios or balconies.
 
Trash Room
All garbage should be bagged or wrapped, and discarded in the chutes centrally located on each floor.  DO NOT discard lighted cigars, cigarettes, or other lighted materials in the chutes or dumpsters as this creates a serious fire hazard.  All items that do not fit in the chute should be carried down to the dumpster in the lower level garage.
 
Recycling
The Residences At The Grove is pleased to provide residents with a recycling program.  You will find containers located next to the lower level garage exit of your building.
DO NOT RECYCLE: PLASTIC BAGS, BOTTLE CAPS, JAR LIDS, WINDOW GLASS, LIGHT BULBS, MIRRORS, DRINKING GLASSES, PLASTICS MARKED WITH #3,#4,#5,#6,#7 ON THE BOTTOM, AND FULL OR PARTIALLY FULL AEROSOL CANS.
  
Package Delivery
The rental office will accept your U.P.S., Federal Express, and mail packages when you are not home.  The delivery service will leave a slip on your mailbox and/or a message on your answering machine to notify that you have a package and where it is located. (try to schedule package delivery(s) for a time in which you will be at home or another option is to get your packages delivered to your employment or work address.)  We have a three business day holding policy on packages.  The packages that are not picked up during this period will be returned.  It is important that if you are going to be out-of-town for a few days and are expecting a package, please let the rental office know so it can be held.
  
Pool & Spa
All persons must take a shower before entering pools.
Persons with contagious diseases or infected sores will not be allowed in the pools.
Males or females with long hair (shoulder length), must tie up hair and/or wear a bathing cap.
All guests (only 2 guests allowed per apartment) must be accompanied by a resident at all times.  Guests will be expected to abide by all rules set forth for residents.  Please inform your guests of these rules.
No street shoes are allowed in the pool area.
No food, drink, or smoking in the pool area.  All beverages must be in cans or plastic containers on barbecue deck area.
No balls or inflatable pool toys will be permitted in the pool area.
Approved life preservers for small children will be the only buoyant objects permitted in the water.
Baby equipment, carried by parents, may be brought to the pool area.  Strollers and buggies must be parked outside the pool area.  Diapered babies must wear rubber pants.
The Residences At The Grove will not be responsible for loss of property.
You must be at least 18 years old to be admitted to the spa.
If the rules and regulations of our clubhouse and pool are not adhered to, suspension of these privileges will result.
Additionally, children under 16 must be accompanied by an adult at all times.
 
Barbeque Area (hours of usage 9am-10pm)
Gas grills are provided by The Residences At The Grove for our resident's use.  There are four (4) grills in our fireplace area.  Please consider the rights of others when people are waiting to use the grills.
When using the grills please follow these steps:
1.  Open the lid.
2.  Push and turn either control knob to lighting position.
3.  Turn igniter knob immediately. If lighting fails, turn control knob off.  Wait five minutes and retry.
4.  Turn the other valve on only after the grill is lighted.  If a flame comes out by the controls, turn the grill off and call the office.
 
Garbage cans and wire brushes are provided and your assistance in keeping a clean area is appreciated.  Remember to turn the grills off when you are finished using them.
 
Noise
Noise from your apartment of any kind is to be controlled so as not to disturb your neighbors and others.  This includes noise from your family, stereos, television, guests, exercise equipment, etc.  If you are having a problem with a neighbor, we suggest you call the office. 
Remember:  QUIET HOURS are 10:00 P.M. - 8:00 A.M.
 
Any after-hours violations should be reported to the answering service at (630) 396-7500. 
They will contact a maintenance person to assist you.
 
Balconies
The only items allowed on the balconies are potted plants and lawn furniture. Please refrain from displaying bird feeders, wind chimes or summer patio lights.
 
Pets
The Residences At The Grove pet policy states that we allow dogs in a certain building and on specific floors (as long as they are neutered and have all updated shots verified by vet.) This must be provided to the office upon move in. Cats are allowed providing they have been declawed, neutered, and registered with the management office.   A non-refundable, one time pet fee of $250.00 and a monthly pet rent of $20.00 per cat or dog are required upon move-in.  No "visiting" pets are permitted.
 
Waterbeds
Waterbeds are permitted at The Residences At The Grove with proof of waterbed insurance.  Please provide a copy of your policy to the office.
 
Proper Attire for Common Areas
Proper attire is required in all common areas of The Residences At The Grove.  We do want everyone to be comfortable, but we prefer no bare feet in the buildings.  When entering the management office and clubhouse, shoes and shirts are mandatory.
 
Resident Referrals 
Want to make some easy money?  Any resident who refers a future resident to The Residences At The Grove will receive a credit of $500.00 off one month's rent!  To qualify for the referral credit, your referral must list your name on our guest information card on their initial visit.  Your referral must take occupancy for at least one month and sign a one-year lease before the credit will be given to you.  We appreciate your recommendations!!
